Exchange Today with AFC Using Three Simplified Steps
At AFC, a 1031 Exchange is as easy as 1, 2, 3! We make sure to plan ahead and give you an upfront schedule of what to expect. The time permitted with a 1031 Exchange is short but at AFC, our #1 priority is document preparation, organization and expediency.
Step 1: Selling the Property
- AFC will inform you of the existing exchange options and which option most suits your specific goal in mind.
- AFC prepares and organizes the required documentation which you will complete for the sale of the relinquished property. A Trained Exchange Specialist will notify you of dates you need to be aware of within the exchange process.
Step 2: Identifying a Replacement Property
- AFC will guide you in the identification of a replacement property to reinvest the proceeds from your sold property. AFC will prepare the appropriate forms for identifying a replacement property.
- IRC §1031 requires that identification take place within 45 days and regularly permits up to three properties to be identified as potential replacements (see Rules and Timelines for details).
Step 3: Purchasing a Replacement Property

With the guidance of an AFC Trained Exchange Specialist, you will then purchase the replacement property within 180 days of the sale of the relinquished property. The proceeds held by AFC from the sale of the relinquished property will then go to your escrow company, who will then give you the deed to the replacement property after closing. A Final Transaction Statement will be provided to complete the 1031 exchange.
